If planning a new home is on your radar for 2021 (you lucky duck!) have you considered a knockdown rebuild (aka KDR)? Just because we're called Three Birds Renovations, doesn't mean we can't see the benefits of knocking down and building from scratch. Sometimes renovating just doesn’t make sense! If your house is just plain ugly and no amount of time, imagination, money or magic will be able to turn it into your dream home, then we’re fully behind hitting the detonate button. Likewise, if you can’t be bothered with the hassle of a reno (think mess and more mess!) especially if you’re living in the house throughout the process, a KDR might be a good option for you.

When it comes to rebuilding you’ve got two main options: a custom build (with an architect and builder) or a knockdown rebuild.

Also known as project, kitset or prefab homes, KDRs can be a great solution for anyone looking to build a brand new home on a fixed timeline and budget. Sometimes, it's just the smarter option - and we say "go for it!"!

One of the many benefits of a Knock Down Rebuild home vs a reno or custom build is that you can actually see, touch and feel your new home at a display centre or ‘village’, or even on online - perfect if you like to try before you buy!

We had a chat with our mates at Rawson Homes, who specialise in ‘Knock Down Rebuilds’ (aka ‘KDRs’), to better understand the whole process.

CHOOSING YOUR DREAM HOME

When you rock up to your first appointment with Rawson Homes, they’ll work with you to find the right home design to suit your needs. If you’ve already completed your vision board (high fives to you!), don’t be shy to take it along to show the team. They’ve got over 70 home designs to choose from so this may help narrow down your selection. The team will spend time with you to understand your needs and to get all the info they need to input into your design and quote.

From there, they’ll undertake a comprehensive assessment of your block to provide you with an accurate all-inclusive Tender Price. You might be surprised by the flexibility of choice and personalised service from a ‘project’ home.

DESIGN & SIGN

Once Rawson’s colour specialists have helped you choose your exterior colour scheme, they'll draw up your detailed plans including your design and the facade of your home. Then they’ll help you work through all the necessary paperwork required to provide you with your contract.

Now it’s time to sign on the dotted line, pay your deposit and you’ll be on your way to knocking down and rebuilding your new dream home!

PAPERWORK & PERSONALISATION

One of the beauties of working with a KDR company is that they’ll organise all the required paperwork to be submitted to your local council for approval.

While your plans are in Council, you’ll work with a colour consultant to decide on the colour selections, interior design features and finishes throughout your home and put your personal stamp on the final design.

NOW, THE GOOD STUFF STARTS!

This stage is the official start of rebuilding your home! Your slab will go down and your new home will begin to take shape.

You can literally sit back and let the experts build your home knowing that you’ve done all your due diligence and planned to within an inch of your life. Well done, you! Your site manager will be responsible for ensuring the project is delivered ‘on time, in full’, and to all of the required building codes and standards. They will keep you informed throughout the whole process, answering any questions you may have along the way.

HANDOVER + HAPPILY EVER AFTER

This is the moment you've been waiting for! Once completed, you’ll have a handover at your new home and walk-through inspection before the official handing over of keys.

But you won’t be left in the lurch if anything’s not quite perfect. After 3 months, a Warranty Manager will also come back to make sure you’re loving your new home.
